Winter Park Village (WPV) is a 524,000 square foot mixed-use redevelopment of the Winter Park Mall. The Winter Park Mall was built in 1962, and was the first enclosed mall in Central Florida. WPV is located on approximately 40 acres of land. Originally a dumbbell shaped mall anchored by two department stores, demolition of the structure began in the Summer of 1998. Approximately 75% of the original mall was demolished and rebuilt, and WPV began opening in phases in the Fall of 1999.


WPV contains approximately 350,000 square feet of retail, 114,000 square feet of office, and 60,000 square feet (58 apartments) of residential. The office component consisted of 2nd floor space located over ground floor retail, as well as a 42,000 square foot freestanding building. The residential is all located on the 2nd floor of a 2 story former department store, over ground floor retail. From it’s inception, WPV was primarily an entertainment/restaurant development, though the office component ended up being highly successful as well. Winter Park is a mature, highly affluent area. Due to the lack of developable land,  theaters and restaurants coveted the location. Major components of WPV included Regal Cinemas (20 screen stadium seating theatre), Albertson’s market, Border’s Books, The Cheesecake Factory, Brio, Ruth’s Chris Steakhouse, Chamberlin’s Market (an existing tenant), and P.F. Chang’s China Bistro. The Cheesecake Factory, Brio and P.F. Chang’s were all new to the Central Florida market at the time, and WPV was their initial entry.


As Vice President of Leasing and Development for Casto Southeast (the developer and owner), Mark was intimately involved in every aspect of WPV’s design, entitlements, leasing strategy, permitting, construction, and management.
